At Property Sales Direct, we aim to provide a transparent, straightforward, and efficient property buying service. Please read our Terms of Business carefully.
1. Completion timescales
We typically complete standard property purchases within 3 to 4 weeks, subject to survey and legal processes. In some circumstances, we have completed purchases in as little as 7 days, depending on the property and the availability of documentation and solicitors.
2. Valuation & surveys
Before completion:
- An independent RICS-qualified surveyor will carry out a valuation at our expense.
- We may also obtain a market appraisal from a local high street estate agent.
- Where necessary, we may commission additional reports, including a builder’s report or property searches, at our discretion.
Initial valuations are based on:
- Recent Land Registry sales data
- Comparable properties in the area
- Property condition, décor, age, and construction type
All valuations are recommendations only and remain subject to full survey and legal checks.
3. Offer & purchase price
As a professional property buying company, Property Sales Direct purchases properties below full open market value. The price we offer depends on factors such as:
- Property type and location
- Condition and structural integrity
- Market demand
- Construction type and age
We may offer up to approximately 80% of the property's market value, subject to final valuation. All initial offers are conditional and may be revised if surveys, searches, or further investigations reveal information that affects the property's value.
4. Legal & compliance
Money Laundering Regulations
In compliance with UK law, identity verification checks will be carried out when entering into an agreement with us. By accepting our Terms of Business, you consent to these checks.
Confidentiality
We will never share or misuse your personal information unless we are legally required to do so.
Record keeping
We retain transaction records for a minimum period of 6 years, in accordance with regulatory requirements.
5. Solicitors
You are free to instruct any solicitor of your choice.
If you choose to use our recommended solicitor:
- We will cover your legal fees related to the sale (within their standard scope).
- Our recommended solicitors are fully independent and operate in accordance with Law Society regulations.
- We recommend them to help streamline communication and assist in achieving agreed completion timescales.
6. Agreement period
Our agreement remains valid for 4 months from the date it is signed.
If the agreement is terminated within this period:
- We reserve the right to register a Unilateral Notice with HM Land Registry to protect our interest during the agreement term.
- If the seller withdraws within the agreement period, we may seek reimbursement for costs incurred, up to a maximum of £950, at our discretion.
The agreement also includes a 14-day cooling-off period, during which you may cancel without penalty.
7. Complaints procedure
We are committed to resolving complaints quickly and fairly:
- Complaints must be submitted in writing.
- We will acknowledge receipt within 3 working days.
- A full response will be provided within 15 working days.

Property Sales Direct is a member of The Property Ombudsman scheme and adheres to its Code of Practice.
8. Non-discrimination policy
Property Sales Direct operates a strict non-discrimination policy and complies fully with relevant equality legislation. We treat all sellers and prospective buyers fairly and without prejudice.
9. Important legal information
Property transactions in England and Wales are not legally binding until exchange of contracts has taken place.
Before exchange:
- Either party may withdraw from the transaction.
- If material information comes to light that affects the property's value or description, we may renegotiate or withdraw our offer.
- If we withdraw, we will cover any legal abortive costs, survey fees, and disbursements incurred during the transaction.
We strongly advise sellers not to commit to financial arrangements or moving dates until contracts have been legally exchanged.
10. Market conditions
Property values may fluctuate due to economic conditions within the UK and globally. External financial factors can influence both our purchasing decisions and final agreed prices.
